Welcome to our charming chateau, perched on a hilltop and surrounded by a privacy fence that ensures your peaceful escape. This delightful retreat features a stunning kidney-shaped pool, ranging from 4 to 8 feet deep, perfect for leisurely swims and sun-soaked afternoons. The spacious pool house connects to a lovely sitting deck, complete withTV sitting area, karaoke machine fun games for all ages, a 120’ projection screen, and a cozy propane fire pit for unforgettable evenings under the stars.

Inside, our open floor plan seamlessly combines the living room, dining area, and kitchen creating a warm and inviting atmosphere. Three comfortable bedrooms and two bathrooms, there's plenty of space for everyone. Downstairs, the expansive entertainment room awaits, featuring a cozy fireplace, air hockey table, and a wet bar complete with a wine cooler to elevate your experience. Don't worry about missing your favorite sporting event movie or tv show, our Fire TV will get you almost any TV broadcasting. Whether you're unwinding with a game or enjoying a drink with loved ones, this space is designed for fun and relaxation.

Parking: Please use the driveway to park any vehicles. You can also utilize the street parking directly in front of the home. It can accommodate 2 cars.

Please no extra guests beyond those listed on the reservation. No parties allowed.

To respect our neighbors, Quiet Hours are from 10 pm to 8 am.

Check-in time: 4 pm

Check Out: 11 am

No Smoking allowed in the home. Please limit smoking to outside and please discard any butts/trash.

Upon Checkout Please leave all towels in the bathtub.

Please discard any items from the refrigerator upon checkout.

Propane Fire Pit/Heater rules & waiver

• Reservation for use of Fire Pit Must be made through the host by calling 1 (804) 504-9266

• Renter who use the fire pit without host approval will be charged a service fee and be liable for any damages made.

• Adults 18 and older must supervise use of propane equipment.

• Read & follow all instructions (posted on the access door) before igniting the fire pit.

• The pitt flame should never be turned past medium flame

• The fire must be supervised by an adult and never left unattended.

• Children should not sit or stand within 5 feet of the fire.

• Roasting or burning anything in the fire is prohibited to place objects or structures over the fire pit/heater.

• Keep the burners clean and free from obstructions.

• Turn off the tank gas/propane supply when not in use.

• Don't leave the fire pit unattended.

• Keep the fire pit/heater approximately 10 feet from all structures.

Pool Rules & Waiver

Pool is closed October-March.

Type Agree to have access to the back deck which includes a fire-pit. This waiver means that you as the renter accept responsibility for your guests.

Please Send that to me that you agree to rules to get the code to access the area of the swimming pool fire pit/ propane heater area.

April-September: In season

Swimming Pool Waiver Release Form

Pool Rules are as follows:

1. Swim at your own risk, no lifeguard on duty.

2. Shower before entering the pool.

3. No running or diving.

4. No animals in the pool or on the pool deck.

5. No eatables or glassware in the pool or on the pool deck.

6. No boisterous or rough play.

7. Children under the age of 14 years are not allowed to use the pool without parent or adult guardian supervision.

8. 10 persons are allowed in the pool.

10. Pool hours 10:00 am to 10:00 pm

11. No small objects in pool

12. Pool area must always be secured by renter after each use by locking all gates so that children unsupervised do not wander into the back yard.

In consideration for being allowed to use the swimming pool and other facilities, and for other good and valuable consideration, the sufficiency of which is hereby acknowledged:

I understand that during my stay and in the event that there is no lifeguard on duty, I shall be responsible for my guests and relatives using the pool fire pit & fire heater area in the backyard;

I understand that there are risks involved in the use of the pool facilities such as injury or death.

• Further, I hereby acknowledge and declare that:

I agree to indemnify, release, and hold harmless the Swimming Pool from any cost, liability, claim, damages, or demand arising from injury, loss, illness, or death to me, my immediate family, guests, invitees related to the use of the pool. Likewise, any damage or loss to personal property caused by or related to the use of the Swimming Pool, its facilities, and its use.

Further, I hereby indemnify, release, and hold harmless the Swimming Pool from any claims, demands, damages, and costs arising out of negligence resulting in loss, injuries, illnesses, or death.

Finally, I recognize and fully understand and acknowledge the information above. By signing this form, I expressly declare that I am of legal age and that I am aware of the full contents of this waiver and I am legally accountable for any effects of this Release.
